ThinkReservations lets you configure pricing for the next 6 years. Each base rate type contains a price and restrictions for each room type, every day. Follow the six steps below to set or update your pricing for each base rate type.
Tip: We recommend reviewing the next 30-90 days of pricing and restrictions weekly for just a few minutes to see if any manual changes are needed.
Note that each Rate Type has its own pricing information.
How to Edit Prices
Click settings in the black bar in the top right.
Click Rate Types on the left.
Click on the base rate type that you wish to edit. Changes made to the rate type's Rates & Restrictions tab will apply to this rate and any rate types that are derived from it. Other base rates in your account that are not derived will need to be updated manually.
Make sure the box next to the rooms that belong to this rate type is checked.
Click the Rates & Restrictions tab at the top. Here you will see a version of the calendar where you can enter new pricing or edit the pricing currently set. Each block or cell is a room-date pair, and you can set the appropriate rate for each. This is also where you program restrictions, such as your Minimum nights.
Edit the prices on the Calendar to set them as you wish. A double dash indicates no pricing has been set, and the rate type is not bookable for those dates. See below for more help on how to do that best.
An XX indicates that a Stop Sell has been set, and while there is pricing, the rate type is not bookable for those dates.
Editing the number on the Edit Rate Type Calendar
There are several ways to configure your pricing:
Option 1: Direct Edit - For small changes
Option 2: Highlight, then Modify - For faster small or medium changes
Option 3: Begin with the Modify button - For bulk changes
Option 4: Upload Pricing - For bulk changes
Option 1: Direct Edit
For small changes
Click directly on the price you want to change. The cell will turn blue. Simply type the new rate to update the cell.
Use the arrow keys to move around and select neighbor cells.
Option 2: Highlight, then Modify
For faster small changes and larger changes
A variation on option 1 allows you to select multiple cells to change by clicking and dragging with your mouse. Holding down the Ctrl/Command key allows you to select cells that are not next to each other, and holding down the Shift key will connect two selections. If you messed up, you can click Clear Selection and start again, or use Shift and/or Ctr/Command to deselect one or more cells.
Verify you have selected the desired blocks visually on the Calendar. They will be highlighted in a light blue, similar to how the weekends are highlighted. You can also see exactly how many blocks are selected just above the Calendar.
Then type a new price or continue with the "Modify..." button to modify your new selection to set your prices and/or restrictions for the selection.
Option 3: Begin with the Modify button
For bulk changes
With no cells blue/selected, the "Clear Selection" button is not visible.
From a high level:
Click the Modify... button.
Think of a single price that you want to set.
In the popup, enter the date range where that price can be set, the days of the week, and which room type(s) need to have that price configured.
Click Select in the popup to move to the next step.
Click on "No change" and change it to "Set to", and enter the price.
Click Update.
That price will be set for the date range, days of the week, and room types you selected!Click Modify again, and update the selection for the next price.
Repeat as needed.
Check your work visually on the calendar to ensure it's accurate.
Click Save to commit your changes.

Click the "Modify..." button. The Modify tool lets you first select dates and rooms, then modify that selection. This is the easiest option for setting bulk prices and restrictions.
Select the Date range, Days of the week, and Room Types you would like to adjust.
In the popup, modify the following:DATE RANGE: select the date range you would like to update.
ROOM TYPES: mark the rooms that you wish to modify.
DAYS OF THE WEEK: the "Weekdays" and "Weekends" buttons easily change the selection.
SELECT: click select to make adjustments
Click Select.
Once you click Select, you are taken to the second page in the popup. Click on No change and choose Set to from the dropdown.
Enter the price for the selection you made in Step 2.
Click Update and check your work before you save it.
The Modify tool allows you to make multiple changes at once if the Rates & Restrictions toggle is set to Summary.
Decide what changes to make and click Update once complete. Seven restrictions can be configured, although typically a business will only configure a subset of these:
Price: Prices are required. If the price is not configured, the room-rate type combination will not be bookable by either the internal reservation calendar or external booking engine. To lower the price, enter a negative value with "Adjust by percentage" or "Adjust by dollar."
Minimum Nights on Arrival: If a customer is arriving on a date that has minimum nights on arrival set, they must meet the minimum nights indicated. If reservations have been made that make the minimum nights infeasible, then the minimum nights will automatically be adjusted. For example, if Friday has minimum nights on arrival set to 2, then someone who tries to book a room on Friday must stay at least two nights. If Saturday is already reserved, then the minimum night on arrival for Friday will automatically adjust to 1.
Minimum Nights Through: If a customer is staying on a date that has minimum nights through set, they must meet the minimum nights indicated. If reservations have been made that make the minimum nights infeasible, then the minimum nights will automatically be adjusted. For example, if Friday has minimum nights through set to 3, then someone who tries to stay Thursday and Friday must stay at least one more night. If Wednesday and Saturday are already reserved, then the minimum night through for Friday will automatically adjust to 2.
Maximum nights on arrival: A customer arriving on a date that has maximum nights on arrival set must stay no more than the maximum nights indicated.
Maximum nights through: A customer staying on a date that has maximum nights on arrival set must stay no more than the maximum nights indicated.
Closed on arrival: XA: Customers cannot check-in on a date that is closed on arrival. Guests can still stay through this day, but not arrive on days you have this set.
Closed on departure: XD: Customers cannot check-out on a date that is closed on departure. Guests can still stay through this day, but they cannot check out on days you have this set.
Stop Sell: When you want to close dates specifically for this rate type.
Important final step. Once you are done, please check your work and then click the Save button at the bottom right. Once you save, there is no undo.
Complete for each rate type you need to modify. Rate types are not linked to one another if the Pricing selection in the rate type is "Set rates and restrictions manually."
Option 4: Upload Pricing
For bulk changes
You can both download and upload rates and restrictions for base rates. This method lets you use your preferred spreadsheet program to manipulate rates and restrictions, then upload the changes to ThinkReservations. We recommend the following sequence:
Navigate to the Rates & Restrictions tab of our base rate.
Click the Download... button on the top right. This will allow you to have what's in place currently and provide a template for later.
Select the date range (note the year) that you want to work with, check the boxes for the data that you will be modifying, and click Download.
Open the file as a spreadsheet on your computer. Make changes as needed to the file, and save them.
Carefully check your work, especially if formulas or AI set the pricing.Back in the rate type, click the Upload... button, select the file you saved, and click Upload.
Check the rate type to visually inspect that your changes look correct.
After you confirm everything is accurate, click the Save button to commit your changes.
Notes on Uploads:
The downloaded file will not reflect changes that have not been saved. So if you make adjustments and click the Download button before saving, the download file will reflect the last time the data was saved.
Do not modify the headers or labels in the file. Only change the values such as the price (no dollar sign) or restriction (TRUE or FALSE). Keep dates in the mm/dd/yyy format. This will ensure that your file is accepted when you upload.
If you have a Room Type, Date, and price attribute, blank entries will remove the price.
